While pending sales and new listings dipped year-over-year, prices continue to rise and closed sales remained strong. Sussex County remains one of the strongest micro-markets in the Del/Mar region. While other counties saw declines in closed sales and price drops, Sussex defied the trend:

  • Sales are up: 527 homes closed in June, nearly 8% more than last year.

  • Prices are up: The median sales price increased to $474,790.

  • Inventory is up: A rising months-of-supply ratio suggests we’re shifting toward a more buyer-friendly environment — without a collapse in seller expectations.
